Hello, everyone!
Please, help with identifying and analysis the artifact.

This is a handwritten contract for the sale of an ordinary stone for 50 BTC, dated February 9, 2009.  On the back is a schematic explanation of how Bitcoin works. Essentially, this is a "tutorial" where the stone seller explained to the buyer how to use Bitcoin. The author of the document was likely the stone seller.
Preliminary analysis confirms the age of the document.
How accurately does the explanation on the back reflect what was known about Bitcoin in February 2009?   
Could this have even existed at that time? Could this have been the first attempt at a commercial Bitcoin transaction?   
The seller's name was clearly altered. Why do you think this was done? Who could the seller be? 
Does this artifact have historical interest?
